Who do you know that could use an unbiased friend? I provide "Home Maintenance Advice for Life," which means I am there for you every step of the way with services that meet your needs.
Buyer's Inspection:
Inspections are usually about a 2 to 4 hour, non-invasive and unbiased evaluation of the home's current state. At the end of the inspection I will review my findings and answer any questions. Then a complete, confidential and detailed report, including pictures and summary, is delivered to you, via email, within 24 hours. My reports make a clear distinction between high levels of concerns and normal routine maintenance items. My inspection reports adhere, to an industry Standards of Practice that protects your rights as a consumer. So you walk away with piece of mind knowing you can make a practical and well-educated decision. Prices are determined by square footage of the home. Termite inspections, mold inspections and radon inspections are available for an additional fee. Call for a complete quote and to schedule your inspection.
Home Maintenance Inspection:
I can help keep your home at its optimal market value with a routine Home Maintenance Inspection. This way you can stay on top of maintenance and improvements, prioritize repairs and procure bids and estimates at your pace and comfort without the rush and worry of making hasty decisions when emergency repairs or replacements are needed. Like a car maintenance log, you can use these reports as a marketing tool when it comes time for change and to sell your home.
Diagnostic Inspection:
Let's face it, problems with homes do arise, from extreme weather conditions to innocent " Honey Do" damages. And sometimes the source of the problem is not always clear. I can perform one of our Diagnostic Inspections, where I inspect any issues you may have and provide a report with pictures that help outline any possible causes and methods to correct that particular issue. This helps with obtaining accurate estimates and allows you to communicate clearly with qualified contractors to get what you want and only pay for what you need.
Market Ready Consultation:
Thinking about selling your home and not sure where to
start with repairs or safety enhancements? My
Market Ready consultation lets you to know where your
home stands and can help you sell your home easier when you decide to list it with a professional real estate agent. Real estate agents have really appreciated this service because it gives you a cursory view of the home and alerts you to any major deficiencies or safety items any home inspector will find. And it gives you the chance to prioritize any enhancements or improvements on your terms. When you decide to list your home, you will be able to price it with more confidence by knowing your "product" better. This report is a great marketing tool to display at open houses. It let's prospective buyer's know what you put into the home, and you have the report along with any receipts and pictures to prove it.
Seller's Inspections
A Seller's Inspection is a great incentive for prospective buyer's to put an offer on your home. With the inspection in hand while they tour your home they could have enough information to make a decision right on the spot; and may entice them to waive the inspection contingency. A buyer's market makes the competition tough, make sure you give your buyer's every reason to make an offer on your home. Saving them time and money on a home inspection could make the difference.
Project Oversight Services:
Buying property for investment or ready to make improvements to fit your growing family can require the help of many contractors and services and, quite often, overwhelming decisions. My Project Oversight services can be tailored to help you in specific areas beyond your comfort zone or to be your eyes and ears throughout the entire project. Having an experienced builder who is also a home inspector in your corner can ease the stress and worry, knowing that your project is being monitored for proper building practices and that the integrity of your home is maintained for the prospect of selling in the future.
Termite Inspections:
Termite activity and termite control can be as diverse as the people living in the homes. So there is never any sure way to be "Rid" of termites forever. Home maintenance and ground maintenance is great preventative medicine. But having a regular Termite Inspection performed by a licensed Termite Inspector is your best tool for staying on top of the situation. There are three types of homes. There are homes that have termites; homes that had termites; and homes that will have termites. In order to learn where your home stands in that group takes some research. I am licensed and insured to perform termite inspections in both Kansas and Missouri.
Mold Inspections and Air-Sampling:
RadonTesting and Inspections:
Most people figure, "Out of sight. Out of mind." That defines radon. The majority of people have never heard of radon or even considered it a concern until they purchase or sell their home. Radon is a colorless, odorless and tasteless gas. It is very real and a risk to our health. In fact it is the second leading cause of lung cancer and lung cancer related deaths, right behind smoking. Radon is present everywhere, in our homes, in our children's schools; even at our places of employment. "Believing" in radon shouldn't be a factor; it is on the periodic table (Rn-86). The only factor to consider is whether or not your home, or wherever you spend the most time indoors, has a high level or not. The only way to know is to test. Testing is easy, inexpensive and non-invasive. With a short term or long term test you can take pro-active measures to reduce your families risk and increase the indoor air-quality of your home.
Bi-State Properties is committed to helping you maintain a safe environment for you and your families. To better understand radon you can call us and discuss with us the best testing method to help you know where your home and family stand. Or you can visit the EPA's Citizens Guide to Radon.
